מס שבח הוא המס שמשולם כאשר מוכרים דירה. כאשר מדובר בדירה אחת היה בעבר פטור ממס שבח, אבל החוקים השתנו בשנת 2014. נוצר מצב שעל כל דירה בעיקרון חלה חבות בסיסית במס שבח, אבל יש הרבה "פתחי מילוט". מוכרים שהיתה להם דירה אחת במשך תקופה ממושכת, וכבר נרחיב על התקופה, פטורים ממס שבח. מנגד, כאלו שהיו להם במהלך התקופה מספר דירות ומכרו דירה אחת (או יותר) חייבים במס שבח
